12kW Daxom electric boiler for central heating only
The UKDAX-12ETM is a 12kW single-phase electric boiler designed to heat water circulating through a compatible wet central-heating system. This is a heating-only model: it does not produce domestic hot water for taps, showers or baths. A separate appropriate hot-water system is required if domestic hot water is needed.

Before choosing or installing this boiler
Arrange a suitable heat-loss calculation and check the available electrical supply with a qualified electrician. Heating circuit design, system water quality, protection devices, wiring, isolation, mounting and commissioning must follow the current manufacturer instructions and applicable regulations. Boiler maximum capacity alone does not establish whether it is suitable for a building. The manual includes model-specific electrical information; do not use the simplified voltage and dimensions above as installation instructions.
See the Daxom EDM user and installation manual (PDF), the Daxom heat-loss calculator and contact Daxom UK to discuss availability and technical requirements.
Factory order – estimated 4-week lead time. These boilers are ordered from the factory. Please allow approximately 4 weeks from placing your order; the timing is an estimate, not a guaranteed delivery date. Contact Daxom to confirm the current dispatch and delivery estimate.
Image note: Photographs and dimension diagrams are taken from the corresponding Daxom EDM/EDT combi boiler listings for reference. The heating-only ETM/ETT model may differ in fittings or control details. Please use the model-specific specifications and installation manual when planning an installation.
12kW heating-only electric boiler: common questions
Can the UKDAX-12ETM provide hot water to taps and showers?
No. The Daxom UKDAX-12ETM heats a compatible wet central-heating system only. Domestic hot water, if required, must be provided by a separate suitable system. If you need heating and hot water from one appliance, see the 12kW Daxom electric combi boiler.
Is a 12kW boiler suitable for my property?
12kW is the boiler’s rated heating capacity, not a guaranteed property size or radiator count. A qualified professional should establish the design heat loss and assess the electrical supply. Start with Find Your Boiler and the heat-loss calculator; these tools are indicative, not an installation specification.
Where can I compare Daxom heating-only boilers?
Browse the Daxom heating-only electric boiler range. The 36kW three-phase UKDAX-36ETT is a higher-output option requiring professional system design, not an automatic substitute for the 12kW model.
P1, P2 and P3 heating output settings
The UKDAX-12ETM can be set to three maximum heating-capacity levels: P1 = 4kW, P2 = 8kW, or P3 = 12kW. These are three selectable maximum heating outputs in one boiler, allowing the chosen capacity to match the property’s calculated heating demand. P1 and P2 may also help where the property has a limited incoming electrical supply, including some properties with a 60A or 80A service, but neither rating alone confirms suitability. A qualified electrician must assess simultaneous household loads, available capacity, protective devices and the manufacturer’s requirements before specifying the boiler or its electrical circuit, following the Daxom installation and user manual and advice from qualified professionals. A lower capacity setting does not mean the mains supply or protective devices can automatically be undersized: the installer must verify the complete electrical requirements.
